Project Lone-Star
Location: South of Dallas/Ft. Worth
Offering: 504-acre, power-secured land platform designed for hyperscale, AI, and high-performance computing (HPC)

Details: Build-to-suit and engineered to support high-density compute infrastructure with a targeted Phase 1 capacity of 300 MW, expandable up to 700 MW and beyond. The site features 100% behind-the-meter natural gas generation with dual-pipeline access, optimized for ~1.1 PUE, N+2 redundancy, and five nines (99.999%) reliability. Transmission easements run along the west side of the property, and a substation is located less than two miles away, enabling robust connectivity and future grid tie-in flexibility.

Status: Entitlement and permitting activities underway with a staged construction timeline supporting fast-track deployment.

Outcome: Enables rapid delivery of large-scale, high-reliability capacity for hyperscale and AI workloads, bypassing traditional grid bottlenecks and supporting future replication across additional sites.​
